These Terms and Conditions govern the use of the Lonely Homes Cyprus website and, where applicable, the property management and property care services provided by RVP Lonely Homes, trading as Lonely Homes Cyprus.

By using our website, requesting a quotation, booking a service or entering into a service agreement with us, you agree to these Terms and Conditions together with any quotation, service plan or written agreement issued specifically for your property.

2. Scope of These Terms

These Terms and Conditions apply to:

  • People making enquiries or requesting quotations
  • Property owners engaging Lonely Homes Cyprus for services
  • Clients using ongoing property management or property care plans
  • Clients requesting one-off or additional property services

Where we provide you with a separate quotation, service plan, written agreement or specific service terms, those documents form part of the agreement between us.

If there is a conflict between these general Terms and Conditions and a specific written quotation or service agreement, the specific written terms will take priority for that service.

3. Our Services

Lonely Homes Cyprus provides property management and property care services that may include:

  • Property inspections and home checks
  • Key holding
  • Cleaning and property preparation
  • Guest changeovers
  • Pool cleaning and maintenance coordination
  • Gardening and garden maintenance
  • Window cleaning
  • Air-conditioning servicing and maintenance coordination
  • Welcome packs

  • Emergency property access
  • Contractor access and coordination
  • Other property-related services agreed with the client

The exact services provided will depend on the service plan, quotation or individual arrangement agreed with you.

Not every service is available for every property or location, and some additional services may only be available to clients with an active property care plan.

4. Quotations and Service Agreements

Prices and services shown on our website are intended as general information unless expressly stated otherwise.

Where appropriate, we will provide a quotation or confirm the price before carrying out chargeable work.

A quotation may be based on information supplied by you. If the condition of the property, access requirements, size of the job or work required differs materially from the information provided, the price may need to be revised.

We will normally seek your approval before carrying out additional chargeable work that falls outside the agreed service or quotation.

Quotations may be subject to availability and may be withdrawn or revised before they are accepted.

5. Prices and Payment

Unless otherwise stated, prices are expressed in euros (€).

The amount payable, payment method and payment schedule will be stated in the relevant quotation, invoice, service plan or agreement.

Recurring property care plans may be billed monthly or at another agreed interval.

One-off services may require payment before or after the service depending on the nature of the work.

Where third-party contractors, materials, replacement parts or specialist services are required, these may be charged separately unless expressly included in our quotation.

You are responsible for paying invoices by the due date stated on the invoice.

If an invoice remains unpaid, we may suspend non-essential services until outstanding amounts are settled, provided this does not conflict with any applicable legal obligation.

6. Client Responsibilities

To allow us to provide services safely and effectively, you agree to provide accurate and relevant information about your property.

This may include:

  • The correct property address and access details
  • Working keys, codes or access devices where required
  • Alarm or security instructions
  • Information about known faults, hazards or maintenance issues
  • Contact information for relevant owners, tenants or authorised persons
  • Details of utilities or equipment where relevant to the service
  • Any restrictions affecting access to the property

You must inform us promptly if keys, alarm codes, access instructions, ownership details or other important property information changes.

You are responsible for ensuring that you have authority to instruct us to enter, inspect or arrange work at the property.

7. Property Access and Key Holding

Where you provide us with keys or other means of property access, you authorise Lonely Homes Cyprus to use them for the purposes agreed with you.

This may include:

  • Scheduled property inspections
  • Cleaning or property preparation
  • Maintenance visits
  • Emergency access
  • Providing agreed access to authorised contractors or service providers

Keys held by Lonely Homes Cyprus are stored securely and, where reasonably practicable, identified using an internal reference rather than the full property address.

We will not knowingly provide property access to an unauthorised person.

You should notify us immediately if you believe access instructions or security information have been compromised.

8. Property Inspections

Our property inspections are visual property care checks designed to identify reasonably visible problems at the time of our visit.

Depending on the service agreed, an inspection may include checks for:

  • Visible signs of leaks or water damage
  • Damp or moisture
  • Obvious security concerns
  • Visible property damage
  • General internal and external condition
  • Maintenance issues visible during the inspection

Property inspections are not professional structural surveys, building inspections, electrical inspections, plumbing inspections, pest inspections or engineering reports.

We cannot guarantee that an inspection will identify hidden, intermittent or inaccessible defects.

Where photographs, videos or written reports are provided, they reflect the visible condition of the property at the time of the visit.

9. Photographs and Property Reports

Where included in your service, we may take photographs or videos of your property to document its condition, report maintenance concerns or confirm that agreed work has been carried out.

These images may be stored as part of our client and service records.

We will not normally use identifiable images of a client's private property for public marketing purposes without permission where such use could reasonably identify the property or owner.

10. Contractors and Third-Party Specialists

Where specialist work is required, Lonely Homes Cyprus may coordinate trusted local contractors or service providers on your behalf.

These may include plumbers, electricians, air-conditioning technicians, pool technicians, gardeners, painters and other maintenance specialists.

Unless specifically stated otherwise, an independent contractor remains responsible for the specialist work they perform.

We may assist by:

  • Arranging appointments
  • Providing authorised property access
  • Obtaining quotations
  • Communicating with the contractor
  • Providing updates to you
  • Checking that work appears to have been carried out

Our coordination of an independent contractor does not make Lonely Homes Cyprus the technical specialist responsible for that contractor's professional work.

Where reasonably possible, we will inform you of significant contractor costs before work proceeds, except where immediate action has been authorised or is reasonably required in an emergency.

11. Repairs and Maintenance

Routine property care does not include the cost of repairs, replacement equipment, specialist labour or materials unless expressly stated in your service plan or quotation.

If we identify a maintenance issue, we may contact you with details and, where appropriate, recommend a suitable course of action.

We will normally obtain your approval before arranging significant chargeable repairs.

Minor actions necessary to prevent immediate further damage may be taken where:

  • You have previously authorised us to do so
  • The action falls within an agreed spending limit
  • We are unable to reach you and delaying action could reasonably result in greater damage or risk

Any emergency expenditure remains subject to the circumstances of the incident and any instructions previously agreed with you.

12. Emergency Situations

Lonely Homes Cyprus may provide emergency property assistance where available.

Emergency support is intended to help respond to urgent property issues such as serious leaks, security problems or situations requiring access to the property.

We cannot guarantee that every emergency can be resolved immediately or that a third-party contractor will always be available at short notice.

Where emergency services such as the police, fire service or ambulance service are required, the appropriate emergency authority should be contacted.

13. Appointments, Access and Delays

We will make reasonable efforts to attend properties and provide services at agreed times.

Occasionally, appointments may need to be changed due to circumstances outside our reasonable control, including:

  • Severe weather
  • Road closures
  • Utility failures
  • Contractor availability
  • Emergency call-outs
  • Unsafe property conditions
  • Events beyond our reasonable control

Where reasonably possible, we will inform you of significant delays or changes.

14. Cancellations

If you need to cancel or rearrange a booked service, please give us as much notice as reasonably possible.

A cancellation charge may apply where:

  • A contractor has already been booked
  • Materials have been purchased specifically for the job
  • Travel or other costs have already been incurred
  • A service has already begun
  • A specific cancellation charge was stated in the quotation or agreement

Any applicable cancellation terms stated in your quotation, service plan or individual agreement will take priority over this general section.

15. Recurring Property Care Plans

Where you subscribe to a recurring property care plan, the services included will be those stated in the plan or agreement provided to you.

Additional services requested outside the plan may be charged separately.

Either party may end an ongoing service arrangement in accordance with any notice period stated in the relevant service agreement.

If no specific notice period has been agreed, we ask clients to provide reasonable written notice so that scheduled services and contractor arrangements can be concluded properly.

16. Property Utilities and Equipment

We are not responsible for interruptions or failures caused by utility providers, telecommunications providers, communal management companies or other third parties outside our control.

We cannot guarantee the continued operation of equipment including:

  • Air-conditioning systems
  • Pool equipment
  • Water pumps
  • Electrical systems
  • Internet equipment
  • Appliances
  • Security systems

Where a fault is identified, we may notify you and assist with arranging inspection or repair where requested.

17. Owner and Property Insurance

Our property management or inspection services are not a replacement for appropriate property, contents, public liability or other insurance.

You remain responsible for ensuring that your property is adequately insured and that your insurance provider is informed of circumstances that may affect your cover, including periods when the property is unoccupied.

We do not provide insurance advice and cannot guarantee that an insurer will accept a property inspection, management service or other measure as satisfying the conditions of an insurance policy.

18. Limitation of Liability

Lonely Homes Cyprus will exercise reasonable care and skill when providing services.

However, to the extent permitted by law, we will not be responsible for loss or damage caused by matters outside our reasonable control, including:

  • Hidden or pre-existing property defects
  • Sudden equipment failure
  • Utility failures
  • Severe weather or natural events
  • Criminal acts by third parties
  • Actions of independent contractors that we could not reasonably have prevented
  • Problems that were not reasonably visible during a property inspection
  • Incorrect or incomplete information supplied to us

Nothing in these Terms excludes or limits liability where doing so would be unlawful, including any liability that cannot legally be excluded under applicable Cyprus or European Union law.

Nothing in these Terms removes any mandatory rights you may have as a consumer.

19. Website Information

We make reasonable efforts to keep the information on lonelyhomes.cy accurate and up to date.

However, website information is provided for general information and may change without notice.

Information relating to property ownership, mortgages, taxes, insurance, legal matters, residency or similar subjects is general information only and should not be treated as professional legal, financial, tax or insurance advice.

Any calculator, guide, estimate or interactive tool available on lonelyhomes.cy is provided for general informational purposes only.

Results may depend on assumptions, rates, user-entered information and third-party data that can change over time.

Unless otherwise stated, the content of lonelyhomes.cy, including text, branding, graphics, photographs, layouts, guides and original website materials, belongs to RVP Lonely Homes or is used with appropriate permission.

You may view and use website content for normal personal or business-reference purposes.

Any dispute that cannot be resolved informally will be dealt with by the courts having jurisdiction under applicable law.

27. Severability

If any part of these Terms and Conditions is found to be invalid, unlawful or unenforceable, the remaining provisions will continue to apply.

The affected provision will be interpreted or adjusted only to the extent necessary to make it enforceable where permitted by law.

28. No Waiver

If we do not immediately enforce a right under these Terms and Conditions, this does not mean that we have waived that right.

A waiver relating to one particular situation does not automatically apply to any future situation.

29. Translations
